Consider your home’s appeal

You need to look at your home from an outsider’s point of view, now that you are a seller. This means that you must put yourself in the shoes of potential buyers and anticipate what they want to see. Coming from this vantage point, you will have to ask yourself these questions: What is great about your home? What do you love about it? Answers to those questions will give you an idea on aspects of your home that should be spruced up. Remember that potential buyers will likely be judging your house at a glance.

Strip it down

You do not have to empty your home out. Instead, you should be getting it ready to be viewed. Family portraits, decorations, and anything that personalizes the house should be taken down. Remember that you want your prospective buyer to see your home in the same way you did when you first walked in. They deserve that experience as well.

Touchups

Touchups are any repairs that you may have left lingering for some time now such as loose handles, scuffs on the wall or a leaking faucet. The moment you decide on selling your home will be the best time to finally get those flaws fixed. If you are handy with a hammer, pliers, screwdrivers, and other carpentry stuff, then you can DIY these small repairs and save on money.

Minor as these repairs may be, these could still cut into your finances, Note, though, that these are all part of the overall cost of selling a house.

Wall paint jobs

For more impact in home improvement before putting it up for sale, repaint your walls. It is best to choose neutral colors than bold ones because the former can appeal to a wider set of people. Hot magenta on a wall may, on the other hand, prove to be too cringe-worthy for a number of buyers.

Walls in shades of ecru or white are ideal because these give the potential buyer a chance to imagine the entire space in their own design. If you manage to spark that effect in your potential buyer, then things could be looking up for you.

Clean and clean more

Probably among the most important tips for selling your home is to clean it and keep it spick-and-span. You may have gotten used to your personal clutter at home but your prospective buyers will not appreciate being privy to it. Check the house for strange, unpleasant odors, clean every nook and cranny, and ensure that everything is in place by the time the house viewing starts. If you need professional cleaners to do an intensive scrub down of your abode, then by all means, hire them.

Know that you are staging a show for potential home buyers. Thus, everything worth presenting to them must be ready, in place, and functioning at optimum capacity the moment the first buyer comes in.

Keeping track

Keeping track of your spending is important as you strive to sell your home. You do not want to break the bank for updates or repairs; otherwise, your ultimate plan of reaping profits from the sale of your home will all be for naught.

Be mindful of all the effort and budget allotment that go into selling your home so you can factor these in when putting forth your home’s selling price at the negotiation table.

The cost of selling

If only selling a home involves simply getting a killer profit from it, nothing more. However, reality dictates that when selling a home, there will be costs to be considered. These include renovations, repairs, real estate commission fees, and much more.

The average median for homes in the United States is roughly $250,000. This means you can expect to have paid about $40,000 of that once it is all set and done. You are still making a profit, however, and you could be making more if you made some cost-efficient renovations and repairs.
